Town & Country Bank participates in Federal Home Loan Bank of Topeka’s Affordable Housing Program (AHP) to assist low and moderate-income first-time homebuyers with down payment assistance grants of up to $15,000 to help them purchase a home. Starting March 3, a new pool of funds is made available for these down payment assistance grants which are disbursed first come first served until the funding is exhausted for the year.
 
The Homeownership Set-aside Program (HSP) provides down payment, closing cost and repair assistance to first-time homebuyers earning at or below 80% of the Area Median Income (AMI). This grant is forgivable with a five-year retention period. Town & Country Bank will review your eligibility for these funds as a part of your application process.  
 
In 2025, there is also a second tier of grant money available for first-time or repeat homebuyers. It is through the Homeownership Possibilities Expanded (HOPE) program. This pool of funds also starts March 3 with a pool of grant funds made available for down payment assistance. The HOPE program offers assistance of up to $12,500 to be used for the down payment of a home. Qualified applicants must be earning at or below 150% of the Area Median Income within the county.
